Developer hails Spennymoor’s ‘immense potential’ with £1.6m homes development

Details have been unveiled for a £1.6m homes development in Spennymoor.


Maineside Developments Limited will build St Andrews House, a three-story block of 14 apartments, on the edge of the town centre.  


Maineside expects to complete the development early next year, and the apartments are now released for sale, with prices starting from £84,950 for a one-bedroomed apartment, rising to £137,950 for a three-bedroomed penthouse.


The company’s last project, Riverside Grange, a mixed house and apartment development off Grange Road, in Darlington, attracted unprecedented interest from buyers when units became available for sale in October, due to its location overlooking South Park, the town’s premier public open space.


And boss Dave Muir is confident of similarly strong interest in the Spennymoor development. 


St Andrews House is being built on land off St Andrew’s Lane, close to Spennymoor Health Centre and the Asda supermarket.


Maineside specialises in small developments on carefully selected locations, and Mr Muir said it chose the St Andrews Lane site primarily because of the much-anticipated redevelopment of Spennymoor town centre, which Mr Muir believes will be a catalyst for a general revival in the town’s prosperity. 


He said: “Every Maineside development has a unique quality – at Riverside Grange it was the parkland views, at St Andrews House it is definitely the size of the apartments, which are the biggest we have ever built. The signature apartment will have a lounge of 25ft by 21ft.”


Building on the name St Andrews and the development theme of “giving people more space to live”, Maineside is naming the different apartment designs after other golf courses – including Carnoustie, Turnberry, Wentworth and Belfry.


The top-priced three-bedroomed Muirfield apartment will be the biggest apartment Maineside has ever built.


“Compared to similar priced apartments, some of the lounges at St Andrews will seem like the fairways on a golf course,” added Mr Muir.


“Spennymoor has two airports, the East Coast Main Line, the A1, A66, the region’s ports and five universities all within easy reaching distance, it’s not hard to recognise its immense potential as a high quality base for UK and international business.


“It is also close to Durham City, which was recently named as one of the few places in England and Wales where property values are still increasing.”
